Common, Limited Common and Apartment Requirements - Information on Contractors & Work Being Performed
ANY CONSTRUCTION WORK AFFECTING COMMON AND LIMITED COMMON AREAS REQUIRES HOA APPROVAL AS DOES ANY WORK OVER $1,000; AND ANY WORK THAT REQUIRES A PERMIT. ANYTHING THAT AFFECT ELECTRICAL, PLUMBING, OPENING OF WALLS FOR ANY REASON REQUIRES APPROVAL BEFORE ANY WORK IS STARTED.
WHEN A PERMIT IS REQUIRED AN OWNER MUST OBTAIN A LETTER FROM THE HOA TO PULL THE PERMIT. CONTACT THE PRESIDENT OR PROPERTY MANAGER.

Never touch either item - permits are required. We have never had a problem, let's keep it that way. Some units have converted their fireplace to led light with a blower - this requires a professional contractor and a City permit.

Minor fixture work may be performed by a licensed contractor or electrician without approval, any work within the walls of a unit requires written approval.
Electrical work and permits is regulated by the State of Washington.

- Permits are required for changing out a water heater
- Approved plans must be under the water heater and washing machine
- Seavue maintains a water pressure tank and inspects ia annual as required. Do not put a water equalizer tank on your water heater
- Plumbing fixtures are the responsibility of owners, anything inside the wall is limited common area.

Other Contractors
An owner may use any licensed and bonded contractor for maintenance work within their unit conforming to work as specified in Article 9, Section 9.5.2.

Maintenance
Seavue HOA maintains all common and limited common areas on a regular basis through our annual budget and our reserve projects. Please refer to our policies and administrative rules under the governing menu for additional detail. We take our building and property upkeep seriously. We conform to IBC requirements as required by State and City requirements. Seavue is classified as a Commercial - multifamily building and not as a single family home - code requirments are very different.

Requirement Check List
Hard Surface/ Floor Restrictions
Any hard surface changes require the approval of the Board in advance. An owner must submit the Flooring Form
Flooring Request Form
Owners should review the construction form prior to any work and submit it to the property manager, president or building chair for any work valued at $1,000 or more or requiring a permit.
Our construction form includes the City of Edmonds items that do not require a permit. Seave is a Commercial Building - hone a residential home.
Moving In / Out Restrictions
When moving in or out - or when you have a large delivery, you must notify the property manager in advance. Review the requirements in the Administrative Guide.
Front Entrance Move/ Delivery Restrictions
Use of the entrances for moving and deliveries is restricted. Only the North entrance door can be used for moving and most deliveries. DO NOT USE THE MAIN ENTRANCE DOOR on 5th Ave.
